Construction and development
Builders and developers in British Columbia run on the owner's relationships and judgement. That works until three projects overlap. We build the management layer: project leadership, estimating, finance alongside your CPA and marketing for presales, so the owner can chase the next site instead of the last invoice.
How the work gets done today
- Projects are won on relationships and lost on change orders nobody priced
- Cash follows draw schedules, so profit and cash are months apart
- Subtrade coordination is the daily job that eats the owner's week
- Presales and lease up depend on marketing most builders never planned
The moves we make
- Put a project operations seat in place so the owner stops being the site superintendent
- Install job costing and a thirteen week cash forecast with your CPA and lender in view
- Write playbooks for change orders, subtrade onboarding and close out
- Run presales or client marketing as a department tied to the project timeline
Seats usually missing
A project manager who is not the owner, an estimator who owns the margin, a controller or fractional CFO who runs cash against the draw schedule, and someone who owns sales and marketing for the next project. In most companies the owner holds all four and a site superintendent holds the rest. We put interim or fractional people in the missing seats and design the permanent structure as the pipeline justifies it, so each hire is tied to a project it will pay for rather than to hope.
Getting the owner out
Start with the paperwork, because that is where owners lose evenings: change orders, progress claims, subtrade invoices and holdback tracking. Written processes and a back office team take it over. Next, site coordination, through a project operations seat with daily huddles and a weekly look ahead that the superintendents run. Last, client relationships and estimating, which the owner should keep longest because they carry the margin. Every step is scheduled and reported, so the owner can see their week change month by month.
What to outsource first
Finance and back office, because a thirteen week cash forecast built with your CPA changes every decision on a project and because lenders ask for it. Then operations processes and the project seat, usually on site. Marketing comes with the next project: a presales or lease up plan for developers, or a referral and reputation system for custom builders. Legal, permitting and professional engineering stay with your lawyers, consultants and licensed professionals, and we coordinate with them rather than replacing any of them.
Questions from construction and development owners
Do you manage construction projects?
We fill or design the project operations seat and install the cadence and processes. Site supervision, safety and licensed trades remain with your qualified people. We make them easier to manage.
Can you help with presales marketing?
Yes. Ali founded Realty.Agency and vancouver.estate, and our marketing department runs presales, lease up and brand work tied to your project timeline, alongside your licensed realtor or sales team.
What about the money side?
Our fractional CFO support builds job costing, the cash forecast and lender reporting alongside your CPA. Tax and filings stay with the CPA. Financing and securities matters go to your lawyer and registered advisers.
